A vast, open plan living, dining and kitchen space serves as the social hub of the home, seating up to 12 people for dinner and relaxing as many on a suite of comfy sofas, whilst those catering for the 'troops' enjoy the benefit of a luxury, contemporary kitchen with double oven, ceramic hob,integrated dishwasher and American style fridge freezer.

Two sets of bi-folding doors lead from the lounge and dining areas to a large paved patio, landscaped with mature, architectural pot plants and with a built in seating area surrounding a purpose built fire-pit, this is the perfect place to chill out in front of a roaring fire.

Far reaching views over the attractive livery stables can be enjoyed from an elevated position at the rear of the property, which faces north west and benefits from later afternoon and evening sun.

The Orchard is the principal holiday home making up part of the Island's premier and newly constructed equestrian complex - The Island Riding Centre, which provides a range of first class facilities that caters for the needs of all horse owners, riders and enthusiasts, with a luxury livery yard that will stable 18 horses and includes; a sheltered wash down area, solarium, a mess - room for the exclusive use of those subscribing to livery, which includes a kitchen and relaxation area, a WC, feed room and separate tack room.

The centre also boasts a 60m x 40m outdoor arena constructed 2017 with superb drainage and a high quality, was surface unrivalled on the Island.

Under construction and scheduled to be open in the Autumn of 2017 is an indoor arena which will house an Olympic sized dressage arena complete with spectator seating, together with a restaurant with an elevated, outdoor dining area with views over countryside, retail units and training/conference room.

Planned for 2018 is a brand new 80m x 50m grass show jumping arena as well as a 45-foot diameter walker for 6 horses.

In addition to The Orchard there is also a choice of seven newly constructed mews-style houses encompassing an impressively quadrangle setting, each sleeping at least 6 guests and some of which are suitable for wheelchair users and those with limited mobility.

Overall the centre can sleep between 40 and 50 guests at any one time making this an ideal venue for groups, schools and riding clubs to visit and you can even bring your own horses to not only utilise our on site facilities, but also enjoy the spectacular beach and trail rides that the isle of wight has to offer.

The Isle of Wight has long been a popular holiday destination for visitors of all ages and with some spectacular beaches and trail rides it is ideal for riding holidays too.

Whilst The Island Riding Centre provides a range of first class facilities for horse riders on site, we welcome non-horse riding guests and should a horse ride or a lesson appeal to you as a non rider, the centre has its own selection of ponies and horses as well as qualified and highly respected instructors.



ACCOMMODATION

Approached on a gravel drive which provides ample parking, an entrance porch leads into the kitchen area of a very spacious open plan living space.

The contemporary, white fitted kitchen comprising a range of base and wall units with high gloss light grey door and draw front, finished with white work tops and integrated oven, grill, microwave qnd washing machine. Completing the range of appliances is a freestanding American style fridge freezer.

Timber flooring together with white walls and a wall of bi-folding doors leading to the paved terrace and garden creates a calming, light and airy environment providing an enviable social hub for large parties to enjoy dining and relaxing together.

Three comfortable sofas surround a contemporary coffee table and wal mounted Smart TV provide media entertainment via its connection to the internet and using person subscription the like of Netfix and Amazon can be viewed.

A large refectory style dining table seats 12 comfortably.

A double bedroom with double bed and double aspect outlook over adjacent paddocks and the drive. An adjacent wc/cloakroom provides toilet facilities.

A hall off the living space leads to;

a master double bedroom with en-suite bathroom with shower over the bath.

and two triple bedrooms each of which have a single bed and a set of two bunk beds and both bedrooms have en-suite shower rooms.

Outside there is a large paved terrace with purpose built fire pit with surrounding horse shoe shaped seating. Wooden railed fencing encloses the garden which also includes a good sized lawned area.
