This spacious and comfortable house is situated in an enviable position of seclusion with an acre and a half of private garden, right next to the marina of Island Harbour, set in the beautiful riverside valley.

Located on the Medina River, about a mile downstream of the world renowned sailing town of Cowes, this peaceful marina offers 200 berths as well as many amenities including a licensed bar and bistro restaurant ‘Breeze’, chandlery, boat hoist and repair workshop.

The home offers comfortable accommodation over two floors creating a spacious, light and airy environment.

You enter the house in to the hallway where there is a downstairs WC. Ahead of you is a large sitting room with open working fire place and glass sliding doors opening on to the garden. To the right is an open plan, well equipped kitchen with central breakfast island and a door opening to the garden. The kitchen leads through a seating area with sofa and coffee table and in to the dining room which seats twelve, large enough to hold a catered dinner party. Another table is available for an extra four people if necessary. At the end of the dining room there are glass sliding doors out to the garden.

From the dining room area there is a door leading to a downstairs bathroom and then on to the first bedroom which has a double bed and a single bed. Further, to the front of the house there is Study with a sofa bed and television. Off this is a shower room. This room can therefore also be used as a further bedroom with en-suite.

The first floor comprises the master bedroom with king size bed, across the landing is the second bedroom which has a double bed and the third bedroom has 2 single beds and bunk beds. The family bathroom is upstairs with large rose head shower over the bath. All the bedrooms enjoy the views of the beautiful surrounding countryside. A garden studio which provides extra accommodation for 2 persons can be made available at an additional cost of £300 per week.

The special thing about this house is although you are in the middle of the country side and all that has to offer, you are also within minutes walk to the bustling marina, with it’s very own bistro/bar “Breeze”, with good food, good wine and convivial atmosphere.

Country walks and cycle tracks are all close by. Newport, the Islands capital with an abundance of shops, pubs and restaurants is a 30 minute (approx) riverside walk or just a few minutes (approx) by car. Cyclists can enjoy the local tracks which are accessed close by, linking many outstanding miles over the Island.

A little further (approx ½ mile), a stroll along the riverbank, or a trip down the river in a water taxi, leads to the popular yachtsman’s watering-hole ‘The Folly Inn’ with lively evening entertainment, good food and large waterside terrace.
Queen Victoria’s seaside home, Osborne House is about 2½ miles away and Carisbrooke Castle can be found just the other side of Newport.

Off dining room - Door leading to a separate annexe with large bedroom with double bed and single bed and separate bathroom, bath with shower over, WHB and WC.
Behind kitchen there is a study with sofa bed, large armchair, bedside table and lamp, this room can be used as a further bedroom with en suite shower room. Shower room is marbled with large shower rose, WC and WHB.
Upstairs to Bedroom 2 - king size bed with wardrobe, chest of drawers, bed side tables and lamps.
Bedroom 3 - double bed, wardrobe and chest of drawers.
Bedroom 4 - set of bunk beds, plus two single beds, wardrobe, bedside tables and lamps
Across the landing - Family Bathroom with bath and big rose shower over bath, WC and WHB.
Outside is an acre and a half,  laid to lawn surrounded by trees, giving the property total privacy. There is a large patio area perfect for entertaining.

Newport Town

Newport is the principal town of the Isle of Wight, which is located in the centre of the Island and often referred to as its capital.

This historic town centres on two elegant squares with Georgian and Victorian architecture surrounding them, with the town’s quay a short distance away.

The Isle of Wight Festival takes place every June at Seaclose Park in Newport, which runs adjacent to the River Medina.

Newport offers plenty of things to do and is a great place for shopping with a number of well-known chain stores mixing with smaller independent shops across the two main squares, Newport High Street and the side streets.

There is a regular market which is based across the town on a Tuesday, with a highly rated farmers market (which is a regular stop on The Queen’s Isle of Wight visits) selling a good range of local produce on Fridays.

There are also a good selection of attractions around Newport with the Museum of Island History, Quay Arts Centre and the Newport Roman Villa all within walking distance of the centre.

Swing on by to Monkey Haven – the happiest attraction in town! You’ll meet all kinds of wonderful creatures at this popular animal sanctuary, including the singing Lar Gibbons, cheeky Meerkats, slithering snakes and the cutest owls.

Newport Minster is the church in the centre of Newport. Whether you like history, church buildings, concerts, exhibitions, services of worship or simply a place to be quiet the Minster has something to offer you. With fascinating historical links, Newport Minster is also part of the Victoria's Island Trail.

Newport also offers a good range of entertainment both during the day and most evenings.

There is a multi-screen cinema just outside the town centre, with the Medina and Apollo Theatres both offering a range of shows at various times of the year, and there are also a number of late night venues located on the High Street.

A short distance outside of Newport you can find some of the most popular attractions on the Isle of Wight.

Carisbrooke Castle to the West of the town centre is the 12th century fort most famous for imprisoning Charles I after his defeat in the English Civil War.

Set in 88 acres of beautiful countryside, and with some incredible day and night time experiences to be found throughout the season, Robin Hill Country Park is the perfect destination for visitors of all ages

There are a lot of great options for eating out in Newport, with a range of world cuisines on offer both during the day and in the evenings at restaurants around the town.

During the day Newport buzzes with shoppers and there are a lot of places to grab a bite to eat and some refreshment, with cafes and sandwich bars located in and around the main squares.

There are also several chain restaurants and food outlets around the town.

The Isle of Wight Festival is the one of the key events in Newport’s events calendar!

In addition to this famous event, there is also a regular programme of events taking place at Newport’s theatres and the Quay Arts Centre.

Eklectica at Robin Hill is a brand new boutique festival taking place at the beginning of September.

The International Classic Car Show spends one of its 2 days on the Island at Newport Quay and there are regular meets in Newport as part of the Isle of Wight Scooter Rally’s.

We had a lovely holiday at Binfield House. The setting was great, garden ideal for lots of games which the children enjoyed.
The house was ideal for our families - 6 adults, 4 children. The weather was great apart from one wet day and we had some
good trips to Alum Bay, Godshill, Robin Hill and beaches. Such a lovely big house and garden, the kids loved it! Visit to Robin
Hill Country Park was great although entrance fee a bit steep when they charge extra's for some of the rides. Bembridge
excellent for crabbing. Thanks for a lovely stay.

The celebrations of my 80th birthday was memorable for us and my sons and grandchildren also enjoyed themselves here.

With 4 families from opposite sides of the world meet for Christmas, it is important to find a house that feels like a home and that is what we found at Binfield House.
The house is amazing, the layout is perfect, the kitchen a central point to meet, drink and prepare food. Due to weather conditions we have been unable to utilise the
magnificent garden but the kids have still loved the swing and trampoline.
Previous comments about the showers not impacted us at all. There has been continuous hot water and heating !
As for the TV's - let's face it - the whole point of getting away for a holiday is to reduce the reliance on electronics!
In the works of the kids "Christmas at Binfield House has been the best Christmas ever !"
